Will Plan 884 fit as an ADU on your lot?

Plan 884 is 29'-6" wide and 40'-2" deep and sits under the 1,000 sq ft accessory dwelling unit (ADU) size cap. Phoenix and Scottsdale also limit an ADU to 75% of the main house, so it suits a main house of at least 1,179 sq ft, and in Scottsdale it must be the first ADU on the lot. Can Plan 884 be built as an ADU in Phoenix or Scottsdale?

In most cases, yes. At 884 square feet it is under the 1,000 square foot ADU size cap in both cities. Both cities also limit an ADU to 75% of the main house, so the main house needs to be at least 1,179 square feet. In Scottsdale, a second or third ADU is limited to 500 square feet, so Plan 884 must be the first ADU on the lot. Setbacks, lot coverage and any HOA covenants still have to be checked for your parcel.

What do the three Plan 884 tiers cost?

Design Only, the concept design with plans, elevations and sections, is $663. Plan Review Ready, fully engineered and sealed for any jurisdiction, is $2,652. Permit Ready, a complete City of Phoenix submittal set, is $3,536.
