It is drawn in four elevation styles on the one floor plan, and is being finished and engineered now.

About this plan

One bedroom, but not a one-room casita. The living room and the recreation room are separate spaces, so the plan works as a guest house, a rental or a home office without everything happening in a single room. The bedroom has its own walk-in closet and sits away from the entry, the bathroom is reachable from both the bedroom and the living side, and the mechanical room is inside the building rather than hung off the back wall. At 863 sq ft it stays under Arizona's by-right accessory dwelling unit (ADU) size limit.

Will Plan 863 fit as an ADU on your lot?

Plan 863 is 26'-0" wide and 39'-10" deep and sits under the 1,000 sq ft accessory dwelling unit (ADU) size cap. Phoenix and Scottsdale also limit an ADU to 75% of the main house, so it suits a main house of at least 1,151 sq ft, and in Scottsdale it must be the first ADU on the lot. Can Plan 863 be built as an ADU in Phoenix or Scottsdale?

At 863 square feet it sits under the 1,000 square foot accessory dwelling unit (ADU) size cap in both cities. Both also limit an ADU to 75% of the main house, so the main house needs to be at least 1,151 square feet. In Scottsdale a second or third ADU is limited to 500 square feet, so Plan 863 would have to be the first ADU on the lot. Setbacks, lot coverage and any HOA covenants still have to be checked for your parcel.

What is the recreation room in Plan 863?

Plan 863 separates the living room from a second room of its own, shown on the floor plan as a recreation room. It suits a games room, a home office, a studio or a second sitting room, and it opens to the covered patio rather than passing through the bedroom.
